I have downloaded a few contracts for wholesaling off this site and some have a section saying the buyer pays the closing costs but I feel as if that my steer them away from buying the property if they find out they have to pay the closing costs.

So this is where I want to be can you steer me in the right direction.

@Ricardo Taboada I agree whole heartedly with offering 3% on the buyer agent side…..right or wrong, agents will tend to steer buyers away from a lower commission offered.

If not I would steer clear because this is how they will treat your tenants and maintenance calls.

Then there were weekly calls where many people would be on and you could never get a question answered and finally it got to the point that the coach I had was steering me away from say 20-40 unit properties in like a $3-5M range and pushing me to figure out how to fundraise $3-5M to buy a $30-50M property which I’m definitely not ready to manage but they kept insisting I was.

They do not promote or advertise, simply word of mouth and you do your own promoting to steer guest to book on the site.

This is something to keep in mind as you may want to steer clear of those areas.

I’m not really looking to make a killing.However I wanted to make sure I steer clear of certain risk.

@Andrew Cowles, personally, I would steer you away from courthouse auctions when you are starting.
