It's like selling the hen which lay golden egg. 

If there wasn't the added $$$$ for UI, if there wasn't a $1,200 stimulus, I am sure we would be in a very different world right now and would have some big troubles on that side, but we did have those "golden parachutes" and it has helped mitigate greatly.

I don't think there's anything immoral or shady about it, so if that's a concern just remember the Golden Rule and treat everyone as you would like to be treated. 

If you have other liquid assets like stocks, IRA’s, Insurance ect then it’s a golden opportunity IMO assuming you have underwritten the deal, the area, and believe it will stay at least where it’s at or appreciate and you can rent it easily.

But, they are the ones with the money and you know the golden rule "he who has the money makes the rules".Find a mortgage broker.

I would really like to put them in a position to live comfortably through their golden years.

That's why the golden rule is Trust but Verify.When I am evaluating potential deals I will add those missing numbers in then present my offer to the broker explaining how I saw these were missing and added them into the expenses as they are legitimate cost.
