I also addressed their issue about mowing the yard, made a copy of the lease agreement with the initialed lawn mowing provision highlighted and complimented them on their overall good tenancy and what the criteria will be for lease renewal consideration (prompt payment, mowing the yard and ease of doing business) They can still pay rent with cash or money order, but I will not be coming by to pick it up.

They learn some super-duper buying strategy (no money down or whatever) and rush out and buy a home or two and then promptly go bancrupt because they didn't estimate the expenses correctly or the home didn't sell as fast as they thought it would.As for a selling tip:When you show a home to a prospective buyer, don't just wander around and say "this is the kitchen" or "these are the stairs" or things like that.

We tend to have very long term tenants because we take care of repairs promptly and keep the rents slightly below market value.
