Electronic gate at entrance to property.

Here's my approach, which is dramatically different than others.1) Clean it up and make a grand entrance with gated ranch arch and signage.2) Get it on the map with publicity.

Each unit has its own two entrance/exit doors.Does anyone have experience with this?

The third unit is not a real possibility, as the entrance is in the middle of the second floor apartment.

Basically my daylight basement has it's own entrance and kitchen; need to dig a deeper window well to meet current code for proper egress.

If this has an outside entrance, can I legally rent it out?

This property has a business attached, 3 offices and a "waiting area", and a separate entrance.

The owners are willing to sell at much higher cap rates (we have been getting 9.4% - 14.1%) day 1 and doing value-add into the 16-18% ranges.The storage facilities we have in major MSA's are the worst performing out of all of them due to high competition from investors and REITs dropping entrance cap rates into the 4.5% - 7% ranges with little to no value add opportunity on those facilities.

Mask mandates, temperature checks, only one family member could go into the grocery store at a time, shoe sanitation at the entrance of most buildings and stores, naval forces blocking access to the beach so crowds couldn't enter.
