4Plex conversion to separate units

Hello,

I was wondering if anyone in the forum has ever converted a rental property into separate units to sell them individually. Currently it's a 4Plex residential but zoned as mixed use. Hydro is separate but landlord pays water and gas. There's one boiler heating up water and providing heating through each unit's radiator. A/C units are window units. Each unit has its own two entrance/exit doors.

Does anyone have experience with this? What'd be the implications?
