It was something I stumbled on while looking at homes on our local MLS ( I'm a licensed Realtor).The seller was offering to hold a 20% second so we jumped on it.

My wife and I are making the move because of a job relocation and decided to buy a new home in Seattle, keep our home here in San Diego, and ultimately rent it out - so we more or less stumbled into real estate investing accidentally.

You still have people in expensive markets that stumbled across equity in their primary home, watched a few YouTube videos about investing, cashed out some equity, and now they're paying cash for properties in the mid-west.

I invested for over a decade before stumbling over this gem.

I have stumbled upon a 5 unit multifamily apartment complex as well as 2 duplexes on the same lot , both located in Washington State and have some questions regarding loan types and other general information.  

I've stumbled upon mobile homes being sold for 1/2 of market value sometimes and on the surface offer really good CoC ROI.

@Daryl Demz, You may have just stumbled onto the mother lode then. 

@Shanna Bechtel I just bought the Clever Investor, "Fast Tack Profit System" and then stumbled upon you post literally less than 30 minutes later.

I only understand/recommend outsourcing property management for investors who are very afraid of handling tenants or evictions etc themselves, like when its the stumbling block for entering real estate investing for them.
