Thoughts on Buying Mobile Homes and Renting Them Out?

Beginner learner here, and searching for potential SFR's to start my RE investing. I've stumbled upon mobile homes being sold for 1/2 of market value sometimes and on the surface offer really good CoC ROI. What are everyone's experiences with mobile homes? They sound too good to be true, there must be a catch, right?

@Long Vu- fyi  -getting  financing  for  a rental  manuh home is  almost impossible so  if you  need  financing you would need to locate a  hard  money source
