Many reasons for sellers remorse-wife says it’s a mistake, real estate friend wants a listing, financial advisor and or accountant says wait till better tax time, etc. just talking about our specific market.. and since I have been buying and selling real estate in the Portland metro area for 20 years and now the price points.. that point is SO red hot.. that's basic starter housing here.. those sell In  a heart beat right now.so that's my main point wholesaler have a very difficult time in this market ..

We aren't totally committed to renting it out yet, and thought we'd dip our toes in by renting to a couple of select family/friends at first.

Hey @Brian Wheeler and @Davit Gharibyan - I'm considering dipping toes into the wholesale game in the next year myself (located in NE MPLS).

I chose to take action, stubbed every toe along the way, made every mistake you can think of and a few mistakes I found on my own, but I kept at it. 

I don't want to step on anyones toes not even our landlord.

He may be interested in trying something on one property versus his entire portfolio just to “dip his toe in the water” of owner financing.
