I have been in the situation many many times and you want to pull out your hair.

I agree with @Aaron Knoll...I wouldn't be running around with my hair on fire about a "crash" just yet.  

I am currently a hair stylist, living in Waltham MA, and looking to get started in real estate investing.

The whole world loves to watch those who make things happen, and it rewards them for causing waves of productive enterprise.I stress this because today I see many people who are really sold on affirmations.

@Joe Gore   and Joe the average landlord answers your questions to the affirmative and how is the average tenant going to verify these answers.. and how is the average tenant going to even know to ask them.. ? 

Splitting hairs here I know but I usually factor one month vacancy per year as 8.4% = 30.66 days.

Based on the rental comps in the neighborhood, I will be able to rent long-term or do AirBnB and still end up paying less for the mortgage than what I am currently paying in rent.The only issue that remains is that there is some hair on it. 

So I heard someone complain that their tenant (a hairdresser) was seeing her clients in the rental unit and that there had been multiple complaints about drains blocked with hair.

@Michael Ablan the answer is no Michael unless you're former Cirque du soleil performer, still has a 6 pack and a full head of hair.
