@Crystal Smith  I'd love to connect -- My wife/I and 2 kids went to Milwaukee in July and absolutely loved it.Anyways what we saw was simply amazing, the energy, friendliness of the people, all the restaurants/bars, neighborhoods, amazingly clean, lots of investment going on etc etc.  

I didn't consider HELOC's in the conversation.I know the description of the question was not crystal clear..

if this was an issue, very little would be getting financed in my market as initial cash flow is not good.Do you have a crystal ball to know that we are at the height of the market?  

Do you have a crystal ball that looks out over 20, 30 years?

Hold on, let me get my crystal ball because that is essentially what everyone else is doing.

Obviously, nobody has a crystal ball, but I definitely wouldn't be shocked if you find yourself in "once-in-a-lifetime" territory in a year or two if the government chills out from pumping trillions into the economy long enough to see where we're at. 

Some areas, like Sedona, have an ample (500+ yr) supply of underground crystal clear, delicious water.

They only bad scenario would be if someone wants to move in tomorrow, which is less common than any of the other scenarios.I would probably just keep collecting rent, but make it crystal clear to her what is happening, what the possibilities are, and what she needs to prepare for!

When consuming financial media (print journalism, talking heads on CNBC et al) I never forget that no one has a crystal ball, and do my best to look for objective facts (which are useful provided they are accurate and in proper context), and take any opinions / projections with a very big grain of salt.
