I am being cautious and have high expectation on return (if return does not hit $1k/month I am disappointed so my expectation is lofty).  

If not, prospective tenants could be disappointed because their expectations have not been met.

I was expecting double-digit returns from Prosper, and am very disappointed with my low single-digit results.Prosper does issue an annual 1099 reporting earnings for my 401k, which I ignore for my tax filing.I would suspect that you could deposit personal funds into your 401k's Lending Club account and call it a contribution, but I would check with Mark Nolan to be sure.But it seems like to would be simpler and cleaner just to deposit the full $18K to your brokerage account and move funds into Lending Club from there.

lol sounds like John is still suffering from a bad breakup. keep in mind the only difference between ARV estimates from a wholesaler and most investors would be access to information and there is really only one web site that requires access that's the MLS any other web sites with comp. info everyone has access to so in short having a wholesaler without a real estate licences is kind of like having an assistant or a bird dog and if you expect more than that out of them (which I think in john"s case may have happened) you will be bitter and disappointed.

Been a little disappointed with some of the of service we've received recently, so we're trying to right that.

I don't know what CA tenant law says but when I looked into doing it for PA I was disappointed to find that it wasn't allowed.

I still feel that way about the representative but am disappointed they didn't keep me better informed of this recent delay and outstanding concern about the basement unit.
