Implementing RUBS in Roseville, CA

Hello Fellow investors, I want to implement RUBS in my 5 unit property. What do I need my tenants sign in lease addendum so i can charge them back Sewage and water bills. I have following initialed by my tenants:

1.5 UTILITIES

Resident shall pay for all utilities, services and charges, if any, made payable by or based upon occupancy of Resident, except as listed in addendum as “utilities included”.

Resident shall have all utilities connected at all times during the tenancy. Disconnection of utilities for non-payment is a material violation of this agreement.

Resident shall not use common area utilities (such as water or electricity) for the Resident's personal use, without prior written permission from the Owner/Agent.
