I own a single-family home in the Manassas, VA area and am contemplating a move back home to Portland, Oregon in the not-too-distant future.  

We also were contemplating buying properties in a LLC but decided against it for the reason you mentioned about lack of conventional financing and it would potentially make things a little messy down the road if either of us wanted to free up capital.We decided to acquire properties in one of the partners name and generate a joint venture agreement for each property.

I am contemplating meeting with community leaders and getting their input on their needs and views  so that I align my interest with bears.

I've been contemplating real estate investment and development for quite awhile now.

I went back in expecting mass flea genocide but found the fleas had rallied their brigade and was forming for a second assault on me.

@Andrew Taylor here is what I do....When planning costs, I contemplate what I know someone will ultimately want, but i can leave out without bringing down the quality of the house... ie in my area refrigerated air is big upgrade, so may leave existing swamp cooler.

So, we contemplated charging more for our properties.

So I was just contemplating other avenues than pure cash buyers, so that I can still wholesale the thing and make both me and the buyer some money.

@Benjamin Timmins I have friends who have been mugged in Milwaukee, carjacked in Denver, chased in Chicago, jumped in Grand Rapids, assaulted in Montana, etc.....There is no safe city in the US.

And, I would certainly be trying to completely talk you out of contemplating the upside down property!
