Big changes are on the way that are bound to affect the student housing sector, hospitality (including AirBnB and VRBO), and the economic layout of downtown.Recently the University of Arizona president and board decided to no longer pursue increasing undergraduate enrollment by 20,000 over the next 5 years.

However, suburbia itself is undergoing a transformation, with many initiatives, both public and private sector, both large and small, leading a a more town like environment - something like what the small towns surrounding large cities were like in the first half of the 20th century.  

I agree that Storage is a GREAT Sector. 

And you can change sectors and geographies to accommodate your investing strategy.

I may be a little off base here but you have a small second of 10 to 20k that is in default. the property is in the mid west and underwater. you simply walk from it.. not worth the cost of foreclosing.. so you sell the NPn 2nd for 5 or 10 cents on the dollar and let the private sector work it them out.

I know Pekin has been giving pretty competitive rates recently and Westfield also has been competitive in the self storage sector

Consider the type of investor you strive to be and the type of properties that interest you, then seek out those who are active in those sectors.

Huntsville is actually on the downward trend with monthly rents, however the city seems to be attracting a good number of millennials especially in the tech sector.  

“Weak Housing Market Could Trigger Retail-Spending Pullback” If there is any sector that is susceptible to getting hurt by the actions of the Fed and the rise in materials costs it is the housing market.

Many sectors are trading at or near all time highs/low cap rates.
