Master Landlord list

Hello, BP I have recently acquired a list of all the local landlords and their contact numbers in my area. I am fairly new to REI with only 1 deal to my name (SFR buy and hold ). I am wanting to contact these landlords to see if they have any properties to sell, learn from them, and possibly become partners if the relationship goes well. How would you go about making first contact and how can I make a strong first impression? Also, what are some things I should avoid? I cannot wait to discuss this with the BP community !!!!!!

@Michael Davis I would start by cross-referencing your list with any clubs, websites, or social media outlets that focus on REI. For example, I would check to see if any of your names are signed up with BP. If you find a match, then contact them via that club, website, or social media group. For the ones that you don't find a match, just be honest. Call them up and tell them exactly what you want. Be prepared to get blown off by some, but don't let it stop you.
