Luckily in today’s market he can probably sell and go back to renting or buying something cheaper or outside of an Hoa If that doesn’t work and If he doesn’t plan to buy another house and doesn’t need good credit at 88 he could just stop making any payments and save that money up for rent, I assume he’s pretty much judgement proof.

I might suggest too, that landlords do a quick monthly check of court dockets, findings and judgements concerning tenant/landlord disputes as they are handled in your area; it shouldn't be hard today with courts being online.Sometimes, a residential lease agreement simply puts a psychological seed in the minds of the parties to govern their relationship, there can be many valid reasons for either party to seek relief from the intended obligation under contracts.

Probably most would never tell me, but with the pandemic moratorium, anyone who stopped paying rent would not have a judgement against them yet, and even if they had, it wouldn't show up on their records for a few months while governments are slow to get caught up.

Sure, someone could have accumulated some medical bills that adversely affected their credit, but if there are a series of late credit card/car payments, judgements, etc., is that someone you'd really want to rent to?
