If you buy something in a location with high rent growth, a property that doesnt make much money, or even loses money today if you are highly leveraged could be a cash cow with the passage of time.

in the world where ST treasury yield >= national cap rate --> holy cow RE is scary, better put into bonds :)since cap rate can't be pushed higher, then we have to wait til the interest rate eases, then we need to have CPI 2% again back to invest mode on. 

That is a sacred cow that will be harder to change than the mortgage interest deduction.

Majority of the the time, most multifamily that comes up, are the ones that need a lot of work, why would anyone sell a giant cash cow?
