We started the eviction process a while ago and the court has just granted us judgement by default as he never responded to the summons that he was served. 

I would file the claim and take the judgement but depending on how much it is can go after him or help any future landlord that they might try to rent from.

The moratorium is not a "forgive and forget" scenario so file for a judgement. 

Thats ok, but folks please use judgement when taking advice.I hear so much fear of paying taxes.   

I also did a Google Maps Street View -- there are some run down houses next to it, but also a nice-looking freshly-renovated apartment complex on the same block.I know this turn-key company is very reputable, so I trust their judgement...

Also, if there is a judgement on the home, and I buy that home am I know responsible for paying that judgement fee or does it get wiped?

Tell me how a landlord passing judgement, on someone who has a doctors note, saying that they don't believe they need it, is any different.   

Luckily in today’s market he can probably sell and go back to renting or buying something cheaper or outside of an Hoa  If that doesn’t work and If he doesn’t plan to buy another house and doesn’t need good credit at 88 he could just stop making any payments and save that money up for rent, I assume he’s pretty much judgement proof.
