I asked the one and only question that I've been asking  (and you've been avoiding).I added another post asking you what language you use when disclosing the sub2 transaction to the lender.Your final response started with vulgarity unprovoked by anything in this post and proceeded with a rant befitting a toddler that had his favorite candy taken away.My advice to you is to restrict your activities to reading the posts and avoid commenting on them unless you are willing to conduct an honest dialogue in a meaningful way.  

Hi, @Simon Aristizabal,Here's little different take on private money...One of the leaders of my local investment group does this:He uses private money to acquire and repair the property (short term - 6 months or less), then does a conventional or some other form of refinance to pay back his investors and extract his profit.

That’s already in place for other platforms and is a logical next step for Airbnb to extract additional $$$ out of hosts.

There is no meaningful average for cost/sf of a rehab across different types of properties and different scopes of work...

This is nothing more than a scam, designed to extract an up-front fee from you and likely your personal financial information, which also has value.LinkedIn, Facebook, Craigslist, Connected Investors, and most other online sources are cesspools, Dixia.

The assets are sized in that sweet spot of $5-$10M, where it's too small to afford a compliance department, but big enough to meaningfully impact the lives of the operators, investors, and tenants who are all interrelated.
