COC kinda measures cash deployed for the first year. 

You can either stick this in the bank and hold it as reserves or deploy it into another investment.  

Actively looking and thinking about deploying some money.One area I'm not looking getting into is the direct ownership aspect.

@Daniel Fridrij As an out-of-country investor with 50k to deploy, rental properties might be a little bit tricky. 

Hence, why turnkey works for us.We have about $60k available to deploy right now.

I don't own any real estate yet but I plan on investing once I return home (Greater Atlanta, Georgia) from my deployment in a couple months.

After sitting on the sidelines for the last 20 years, I'm finally ready to deploy some capital and it seems like I have narrowed down to two options: (1) purchase a rental property (preferably a duplex or triplex) for LTR, or (2) purchase a second home (an hour or so away in the mountains or lake) for STR. 

Been wanting to see some softening in the market and now want to dive back in and been really zoning in on the Dallas metro.I am lucky enough to have some cash that I would like to deploy as I am not super interested in taking out any traditional lending at these current rates... 

That's a pretty big chunk of change and sometimes almost a handicap when you don't know how to fully deploy it.

Total interest paid over time will likely be less since we can use the HELOC funds over and over and only pay interest when we deploy the cash.Thanks for your thoughts!
