If the entire balance is not paid off within that term, the loan accrues interest from day one and if a dollar remains after the term, the entire accrual from day one is added to the balance!

Hello BPer's,I am currently in the middle of a few big deals and wanted to see if anyone had any insight into this potential issue I can foresee.My issue is that tracking loans and accrued interest on a number of different projects with a number of different investors is going to be quite difficult.

The mortgagee shall give the applicable party 30 days from the date of notice to engage in the following actions:(i) Pay the outstanding loan balance, including any accrued interest, MIP, and mortgagee advances in full;(ii) Sell the property for an amount not to be less than the amount determined by the Commissioner through notice, which shall not exceed 95 percent of the appraised value as determined under § 206.125(b), with the net proceeds of the sale to be applied towards the outstanding loan balance.

The rest of the property's equity that accrues is split 50/50- Expenses and improvements are split 50/50- If I buy him out down the road, I need to provide him with his original down payment for that property, plus whatever equity has accrued, and vice versaThoughts??
