@Long Di I don't know the condo market there that well, but here are my thoughts:-If you have a long-term vision (20+ years), waiting for a possible downturn to buy could mean that it never comes, or at least not to the level you'd pull the trigger.

Wholesaling is a business and it should be started, maintained, and flourish like one.Good business leaders create a vision, articulate the vision, passionately own the vision, and relentlessly drive to completion.

The question is what is your vision for the place and how profitable of an investment you want.

Although not everyone has the same opinion on everything, I would suggest finding a REI friendly law firm and get there thoughts before moving forward.vision without action is a dream, action without vision is a nightmare!!

I had similar interests in becoming a financial advisor and as an investors in real estate it seems like a great match because you'd be able to holistically provide your customers with a broader vision than most insurance salespeople who act like financial advisors.With that said, the issue could come from a standpoint of recommending any property for a client to purchase.  

Sounds like you have exciting 'possible' plans (or visions at this point?

You can get good deals off the MLS, you just have to be able to have vision where everyone else sees problems. 

If you have not already done this, my biggest piece of advice would be to develop a 5-10 year vision.
