Gotta love it when the tenant calls and demands a repair tonight because they have no clean clothes for the morning.

The tenant left multiple spots on the driveway where they spray painted home projects without a drop cloth, some spots are up to 3 feet long and turquoise in color.Also there used to be a drive thru gate to the back yard so you could back a trailer or RV in, they took that gate off and fenced across the opening.

Rinse off by wiping with damp rag (re-rinse it as you go in a bucket of water)...

It rains several times a day here--every day.We have a tenant that complains our rental is too humid and wants us to do something about it because dampness in the home can cause health problems.

They don't clean your clothes worth sh**.You need water to clean clothes.You need water to clean toilets.If the issue is the water bill, then meter the tenants and let them pay the water bill. 

So far I’ve filled about 15 garbage bags with food, clothes, and toiletries.

What if I just want to dry a load of clothes and don't want to tie up $10 from my bank account to do it?

I had another that simply ran the hose from the clothes washer drain to a hole he made in the floor because it backed up the septic.

I try to donate clothes coats and shoes, sell decent furniture items so the buyer has to carry them away then bag up the rest and send it all to the dump.

I am sure they live there, not staying over, because I saw his clothing & shoes in the closet in the room, with a few boxes of size 4 diapers that can only be for his son but not the tenant's youngest daughter who is going to be 3 yo soon.
