That takes my time most nights, and weekends to receive/pack/ship those products but is super flexible with time.On top of that, I self manage 6 of my own rentals, the cash flow pays for my current mortgage and repairs so it makes living in my primary house free.Experience now:My wife and I have 6 rental homes locally, all rented, all cashflow.

If the target client is a healthcare worker who makes 100K+ per year and is staying a few months they will want a certain type of area, whereas a person only staying a weekend wants to be near their "event" and is more forgiving on other things.

I expect my roofer to work on it this weekend.

I hope someone can offer me to find an investor who would be willing to have me come along just to gain experience (preferably on the weekends and over school holidays and breaks).

I've shifted my focus from weekend stays to targeting guests who need accommodations for 30+ days.

Then here is the important part I set the listing price my self (a weekend of research will do) or if you trust the agent ask them for  (CMA report) then once I agree to a listing price we list the property at set price.. then since they said they will "add value " to me then offered a 5% to 10% max  additional bonus for any dollar amount they get me over my set listing price, if they want the full 10% they must fully pay for staging  then selves and be available at all times I ask them to do so. 

Wants to get his corvette out for the weekend to drive.
