In that situation, I personally would not be investing in direct real estate at all.If I wanted exposure to a foreign real estate market, I would invest passively and hire a manager that has years more experience than I could ever hope to gain, and whose job is to supervise and watch everything and make sure that it goes well.Just my $0.02.And whatever you decide to do: good luck.

However, no one will watch out for your investment like you will so choosing, or even having a property manager is a major decision. 

IMO killeen is a solid investment. just have to watch which areas you are getting into. there are some pretty rough areas near fort hood but killeen is great because it is close enough to austin and people commute from there to austin as well. with fort cavazos near by and the new samsung plant coming online in taylor, it is a solid choice with steady demand for MF.

TV flipping show.. then align with back end fulfillment company usually out of Utah and your off and running..

So I do want to clarify a few things about how my property is furnished that I assumed was implied, but my potential MTR does have the following: - Washer/Dryer- 75 inch mounted TV - Fridge/Microwave - Kitchen Appliances (silverware, pots/pans, soap dispensers, coffee maker, cutting boards, etc) - Multiple large mirrors on walls, fake plants around the home, living room carpet/coffee table in additon to couch. - Full office with a desk and a deskchar plus filing cabinet. - Bathroom towels, hair dryer, soap, toilettires, etc. - Grill in the backyard.

Watch the laws if you rent to students because Narragansett has had some conflict.

On top of that, I watched Zach and Rick’s videos, which are great resources and completely free.

I've been watching Chad Carson's videos and his approach of accumulating more properties than you need, then start using that income to pay off mortgages and cull the lower performing properties makes sense to me.
