@Michael Garcia I believe Chicago has a rule about landlords not getting sued if they make an attempt to clear the walkways....

@Brie Schmidt I have some duplexes and I put in everyone's lease that they are responsible for keeping the lawn trim and snow/ice clear of walkway and steps.

I spent more money adding a patio, walkways and landscaping. 

If the walkway is not often used.

It wouldn't surprise me if your laundry list of items approached that figure while adding much less value.Assuming that is not practical, of the things on your list, the only one I don't think will help much is the toungue and groove ceilings, which are very taste specific.The single thing I have done that adds the most curb appeal for the least money is some attention to the walkways.  

I would consider extending the tile through the high traffic walkway.

I think I'll walk way from this one for now but I'll keep my eyes peeled for more favorable opportunities. 

The previous owner glued green carpet on the back patio and the front walkway.

If an SFR is not a student house, lawn care is the tenant's responsibility, but we provide the option of hiring it done through our service (as we get better rates).In our student houses, we handle snow removal from the drive, but the tenants are responsible for shovelling their steps, decks, walkways and any egress window wells.

Maybe siding this year, new parking lot lines, new walkways, windows as needed etc.
