Construction costs-New build Investing
22 February 2014 | 61 replies
100-110 per sq/ft is the going market rate for new construction in my area..That of course is for a finished home including the lot cost..Paying over 20-30 K for a middle class lot seems kinda scary to me.For flipping it would be okay, but crazy lot prices are a good sign of a over inflated real estate market that can come crumbling down in todays shaky world...If you look at areas that have lost 50% in home values it was usually a result of tumbling land values...

Fans will only circulate hot, humid air into a cooler, drier crawlspace, creating condensation and causing pipes and ductwork to sweat - you're simply adding more moisture!

Yes we should all clean the lint screen in the drier however you still need to buy a cheap chimney brush and clean out the flu at least once a year.

It's been a rough market for the past few years - but over the past few months, things have really been picking up.West Michigan is also a pretty well diversified economy, so even when the economy is down, it never gets THAT bad around here (it's a different world than Detroit, as you probably know).Even though prices took a serious tumble since 2008, you can still make some great rent revenue - which is a great combination when you're looking for properties with killer cash flow.

Washers and driers break more than most appliances and you would be paying to fix them when it happens, usually $200-300 each time.
