Fulshear, out past Katy and a little South, has seen tremendous growth recently with still room to go. 

If you did a lot for that property for one LLC, maybe talk with PennyMac's manager (this might be just something to escalate to someone else). 

Because most lenders think we're crazy, it’s been a tremendous competitive advantage for our business.

Anyway I would like to talk with a lawyer to see what I should do and get some legal guidance if she tries to escalate her demands. 

Hello @Timothy RogersI noticed that you were tremendously helpful and generous by sharing your contract forms used in wholesaling( purchase contract, assignment contract i.e.).

Of course there are those rare areas where you have agent whose 3 steps ahead of the market, and those I value tremendously.

What goes around.....I, personally am trying to forgive and move on hoping that I have enough years remaining to attain to that forgiveness because I know it's required of me if I expect to be forgiven on the "other side".This has been a tremendously humbling and humiliating experience (me writing this) and I am sharing this so that possibly others may be spared the experience and I hope this missive is timely enough to accomplish some of that.

Although the property purchasers did not speak English they had a tremendous work ethic and I did about 6 of these loans with great success.
