Each one has been an absolute nightmare 2-3 days before close.In almost all of them, the closing company has been terrible with communicating with the lender so numbers were still being figured out at the closing table. 

It's usually a great thing for me and the seller, and a terrible thing for the buyer.

Submetering seems reasonable, as the price isn't too terrible, but then I'd have to have the property manager bill them regularly, and at the end of the day, if they do not pay it, then I am still overall responsible for paying it.

Owner inherited the property, terrible previous property manager who was taking advantage of her, she stated she would be unable to afford the property taxes.  

It's terrible. 

They were great for appreciation, but terrible for cashflow.

Expensive to put in, expensive to take out, looks terrible very quickly.

DSTs suffer from 3 main problems:1) Low returns (aka 4-6% ish)2) High fees3) Poor / no liquidityThe combination of these factors makes DSTs pretty terrible investments right now.

BP must be getting paid somehow to promote the terrible software.
