Tenants are always going to be pissed and try to shake you down for money for any issue that pops up.

Keep shaking the bushes--a deal will come loose!

I believe that the HOA requires cedar shake roofs for all houses in the neighborhood, which is costly to replace. 

To defend something like this will cost you $25k+ but they will settle out of court for a Quarter pounder with cheese a large fry, small strawberry shake and $5k and wipe the note clean.

@Dennis Solari You are going to have to run the numbers on any property you might be interested in.Then you need to look Vrbo and Airbnb and see what properties are renting for and how often.Put all this in a spreadsheet and add in utilities, furnishing, consumables, cleaning, PM (unless doing this yourself), yard maintenance, house maintenance, tax and insurance and see how the numbers shake out.

Whoever invented this and buried it in the T&C’s is my idol and if anyone knows who this is please let me know, as I will fly anywhere to shake his hand.

How are the number shaking out for you from what you forecast, at least in terms of your updates/repairs?

If you have yet to assemble the team of boots in the ground I would reccomend the flight even more, to see the property and shake hands with "the team".
