I am 95% sure these guys are a scam.  

Do an internet search for Paul Gulbronson with the words criminal, scam, fraud and you'll find very interesting info.

This is a complete scam, all he wants is your money and nothing beyond that.

I would say avoid whatever scam this is, but I don't even see contact information on their site. 

This guy, Leland von Syring of Charter Financial claims to have been around since 1997 with his company in the note business, and to me it doesn't seem to be a scam or anything.

There’s a 9o% chance the judge will be in the tenants side and a 100% chance the landlord won’t get away with scamming the friend in front of a judge. 

@Johnathon Thompson you need to build a trustworthy local team, which is NOT as easy you everyone thinks.As soon as many PMC's, agents, contractors, etc. hear an owner is OOS, they take the path of least resistance (at best) or look to scam the owner.So, an owner must ask a LOT of questions and do their due diligence and even if they find someone, apply "trust, but verify":)
