I am concerned about that kind of thing, since I'm the "big-city fat-cat landlord" (so NOT!)

The feedback I usually get is that buyers wanted to assume the loan but the process was lengthy and complicated, and buyers eventually moved on leaving the seller with no equity and option to sell other than writing a fat check at the closing table since they had to continue to lower their price.

Extremely saturated.

My local Craigslist is saturated with their ads in the housing section.

Fat forward to today I have a good amount of money saved for repairs that I haven’t contributed to.

Hope there isn't too much exposure but wouldn't surprise me if somebody ends up with a fat fine from the SEC after this.... 

Personally, my experience is in North Carolina and Florida and despite numerous claims of "over-saturation" my clients have performed very well.

I'm curious what they mean by over saturated? 

Yes Ron has a referral program, but NO I am not signed up, and if you decide to, I get a big fat Nothing in return. haha.

Also, STR can be beneficial, but it is also highly saturated in the park areas.
