OP- If you guys plan on having a family, or even health insurance for yourselves, I’d plan on way more than $4k/month if you want to eat more than rice and beans.

@Mitch Rice LOL, with that scope, nobody will accept the price, $2/sf only covers repainting, no prep work, so removing, skimming, ceiling, cabinets are of different price.

I would say look at several zip codes, in the areas I mentioned for future growth, and look in the zip codes in areas of Ybor City, East Tampa, and Temple Terrace for gentrification growth.
