If everything is legit, she shouldn't have an issue with it.You need to find out what her objection is to using escrow, if it has to do with closing costs, write your contract to say you will pay all closing costs which you will pass on to your buyer.Quick way to end your wholesaling career before it starts would be to pass a major issue on to your buyer.Keep us posted on how it goes!

What we get are new RMLOs with a fever for entrepreneurship and they may pass a bit of a confidence test by their sponsor, who looks to fee income more than the necessary qualification of that RMLO.

They bypassed a variety safety items, and so while we can get the boiler to turn on and heat if needed, it absolutely would NOT pass a city inspection, and I would 100% not be comfortable with it the way it is for tenants living in both my units.So, we DID have the home inspected before we purchased and the inspector didn't say anything about the boiler.
