Since my property is in a D area most of prospective tenants don't like to fill out background/credit checks let alone pay for them.

From prospective clients we get pushback....but we don't care, we just bring the property to a past client and they buy it without issue to what our fee is.

Make sure you get an experience realtor that can guide you through the leasing process, vette out any prospects, explain what your duties as a landlord are and what to expect, good bad and ugly.

You are unlikely to run into prospective tenants who know about it, and if they do, you may think twice about why that is and whether you want those tenants.

In other markets, the listing agents have a stable of prospective buyers informally registered with them who can be plugged in to a seller's property.This just doesn't happen in investor circles.
