I have owned some rentals in Canton for about a year now and am slowly getting tired of the Canton code inspectors.

At some point early on you will have to pull the trigger and have them do the work so they see that there is a symbiotic relationship.This used to be true, but nowadays you will just lose out on a lot of really good and talented GCs who are tired of being told - "hey take a look at this house for free and I'll give you a lot of work in the future....as long as you work for cheap".

Not exactly an answer to your question but I randomly stumbled across a tired landlord who wants to sell his property off-market in Toledo, happy to share if you are interested. 

I literally got licensed in 2015 because I was tired of working with agents.

I look for high equity properties, expired listings, vacant homes, properties owned by tired landlords and other such filters.When I find a property, I contact the owner with this message:"HiThis is Chetan.

All of my SF deals have  been with boomer+ landlords that have been self-managing for decades.I look for tired plexes like 70's builds that  need paint and window coverings with smokers and pit bulls as tenants and crude for rent signs.  

Tired landlord is an understatement. 

I am tired of starting all over ever year without building any equity.

My avalanche is about to get a tune up new suspension and 4 new tires less than 2000$ and it will be ready to go anoter 75k2.

We get a lot of leads but in our experience, most are tire kickers on Facebook Marketplace.
