They may give you permission to transfer to your LLC and waive their due on sale clause rights for that transfer.

If you get pushback on the fence, as for previously existing written permission - - give 60-day notice to comply or terminate.

Perhaps get permission to talk to the tenants?

@Elaine Bonini, Yes, to sell one larger asset and use 1031 to purchase several replacement properties is permissable and a very savvy use of the 1031 strategy.  

He respectfully asked me permissions to take any steps.

It's called a pocket listing and you need the sellers permission in IL to do that.

Or,  should I give them permission in writing,  just for this year, to take care of the Notorious portion of OCEAN? 

I reminded the CU that Regulation B §1002.14 applies in this case and now my LO is requesting permission to release the evaluation to me.That said, I've never heard of a "liquidation value" appraisal being used for a purchase money transaction. 

I believe the standard contract says the contract is assignable with permission of the seller.
