Typically people making the designation a private lender is someone you know and have a relationship with and will privately lend you the money.

I normally advise that people start a business as a sole propeitor in their first year.If it is successful and something you want to continue, then have a conversation regarding entities.

I’m sure there are a few successes stories in his group but for the majority of people that get in his group they are just wasting their money!

Later on, I started voting on people that took the time to answer my post or question if I liked their answer.

I've been speculating the markets in the Midwest for some time now and recently decided to make a post on BP to attain more insights from people who live & invest in these markets.

There are still a ton of jobs and people continuing to move into that market. 

I already have proof of concept in Raleigh as Ive talked to multiple people (including the agent Im working with there) saying airbnb-ing rooms is a cash cow there. 

She is a real estate agent but rents so no property to place a lien on.Sorry to hear this but its good that you share this as people only see $ signs when the think seller financing.

Foreclosures aren't a super big source of leads though and most end up on the MLS anyways so they many people will see them.
