I am currently renting as part of a temporary job. My work was to go from approx May 15 - Dec 15 so I signed a 7 month lease for an apartment. I was pro-rated for the first month so I paid for half of the month of May...

The information divides somewhat on the lines you mention, flip versus buy and hold, but there is some overlap too (like fix up and rent, for example)...lots of free info on any strategy here...best of luck

I have been somewhat of a hybrid between a showing time and working with their schedule, giving them the option between two days and scheduling them 15 minutes apart, which of course causes overlap because of late shows, but I think giving them the option of one day and having them all come at tone time sounds like a better way to streamline and definitely worth the risk of losing a few potential renters versus the enormous amount of work required to meet everyone's needs.

I've been looking in to getting licensed as well, and have been leaning toward San Jac as it has a mixture of online and classroom, and covers the 6 courses in 4 or 8 week timeframes each (overlapping).

Another property had over 20 AMO (assignment of mortgage), SMO (satisfaction of mortgage) and MOR (mortgage), with different dates overlapping, so I just stayed away from that one as well.I'm bidding on around 10 properties a week and usually bidding half way between the listed appraised value and the judgment order.
