There is a small group of locals who are anti-STR but the good majority are pro-STR due the the fact that STRs bring a ton of revenue for local businesses and jobs for locals.Regarding summers, the temperature is the hottest in August and can get up to 100 degrees so STRs with pools do better in the summer.

Our response stressed that we take great care of the pool with weekly maintenance, that they enjoyed having the temperature in the high 90s, and we are glad they liked all of our pool and beach supplies, etc.

If not then you could just put in a smart thermostat and lock it but you are inevitably going to have people unhappy with the temperature.

You are on the right track but remember each specific STR market / local area is going to have some tweaks - one thing I noted is that for the markets you are looking at can vary with temperatures - some different expenses/planning for areas that can have winters (snow, etc) that wouldn't be standard in other markets

I'm a resident of the lower Hudson Valley and have not had the chance to explore that area up there but it seems like its close to a number of nice towns like Chatham, NY and the Berkshires within 15 min, outdoor activities also abound in all seasons.
