I do get nervous thinking about the what ifs...like what if I should use the $17k in another way, a way that would get me to more properties faster or what if this doesn't work or what if this is biting off more than I can chew.

I've looked into them in the past as they would work well for me with low money down, i heard before that you had to pay monthly loan insurance(think it was around $100) and got nervous about it cutting into my cash flow to much.

Also stocks are a lot easier to sell than RE... so some people (obviously not all) get nervous and sell off well before they should, likewise when things go down too.
