IMO, on a quick flip, not touching anything, 15% is a good lick without much exposure or risk of someone "spreading the word" that you're some kind of crook.

Take the time to really get to know them by following them and the value they are providing as their contribution, on social media.I find that watching videos on YouTube, etc. works best, to help me get to know people more intimately.This due/diligence is part of what supports me making an informed and educated decision to lick arms with them and their Tribe.

For a more balanced mix of appreciation and cash flow, I *strongly* recommend Reynoldsburg outside of Columbus, and the first few miles of territory on the Licking County side of the Licking/Franklin line.

I invest in large multifamily apartments (>100 units) and my buying criteria includes the sunbelt states lick Arizona, Texas, Florida, parts of Tennessee, etc., and I like Texas a lot because the job market in the state (largest migration inbound of businesses during COVID period). do your research seeking different sources and perspectives.
