Out of state rentals

Good afternoon everyone. I live in California and as most of you guys know the houses here are expensive. I’m looking into buying and renting out some property in Idaho, I have a friend who lives out there so I have some connections. This will be my first time buying a house to rent so beside knowing the tenant/landlord laws where should I start my research? Any tips on out of state properties? I don’t mind doing my own research, just need a steer in the right direction! Anything helps & thanks for your time. :)

@Reah Neves I would flip the question around and determine what you don't want to do. Once you have that list find folks who can do that, and at the same time take the list of things you want to do and just dive deep into reviews research and the whole 9 yards. If you are wanting to manage everything yourself you have a lot to learn and research however if you are not going to be managing it on your own spend that time researching PM companies. If you are looking to buy off market start working that plan, if you are planning on using an agent ask them some questions. 

In short spend some more time on what you are trying to do or not do and that will dictate what and where to spend your time.
