These modest goals combined with my inexperience in the rehab game have prevented me from looking to seriously into the BRRRR approach as of yet.I would really like to obtain as many income producing sfr and small multi familys as possible and the two biggest obstacles I have found are being able to secure loans and come up with the down payment (I am sure these are typical struggles for other investors out there too) The fact that securing a hard money loan and then rehabbing is a creative way around these struggles really appeals to me.

The #2 would be bad offering price and unwillingness or inexperience in negotiating.

You have many options but my biggest recommendation is find a market near you and stick with it for your age and inexperience.

I don't want my inexperience to cause me to team up with someone who isn't a good fit. 

Agent is new and inexperience so I don’t think agent knows how to list the property and solicit market.

If your taking the lowest bid and an inexperience contractor they might miss something.

Perhaps my inexperience is showing when trying to explain myself.
