As you already know usually lot of hardcore investors (I am more of a passive investor) go for distressed property in MLS or they identify them by direct mail or some other kind of marketing so that they can buy the property on the cheap and put some work in to get more equity.

I love the idea of real estate and am looking forward to learning all I can here to prepare for my first deal.I've been blessed to have REIs as in-laws (they're out of state) and have learned a lot from them, even getting to help them better track cashflow from spreadsheets I designed.This year we finally paid off my school loans so we're debt free (less our mortgage) and looking to start hard core saving / investing.

My handyman stopped by a couple of times for repairs and gave me updates on what he saw; however, with me needing to notify the tenants before being able to enter the house the tenants were able to conceal what I suspected but couldn't find any hard core proof.
