I tell new tenants that they can move anything around in the house except the washer, dryer, fridge and stove.

This included paint, floors, new fridge, clean up, sealing basement mostly.

Check around fridge seal. behind pictures, under anything under the kitchen sink.

it comes with gas stove and fridge.

Wound up going with Sears as they had a good sale last weekend and was able to pick up a stainless stove, fridge, and dishwasher for $1900 with delivery, installation and haul away.Thanks for the pointers everyone.

I already scratched it moving the fridge and hope that they don't scratch it but so much more smh  Thank you @Marian Smith as I'm going to go out and get them some felt pads for their furniture. 

I can usually save at least $300 on fridges, sometimes more, and a few hundred on stoves by buying during big sales.

Some of the repairs were very silly:-A strip of wood on the exterior laundry door isn't painted and she says it needs to be fixed-The fridge ice maker doesn't work and she was told this when she inspected and now 6 months later she's demanding it produce ice-They have mice and want me to exterminate although it's a SFRI provided 48 hours written notice we would be attending to repairs.I arrived at the appointment time with 2 contractors to get everything done.

How about expenditures that are depreciated over 7 years like a new fridge?
