More things went downhill after that. 

If there first thought is "nice" and things go down hill from there that isn't as bad as first thought "yuk".

The area we live in has slowly started going downhill and the neighbors are all getting older.

This approach is the snowball rolling down hill for your portfolio.But like you said it is much more labor intensive than a MF investment.
