Whenever I see properties that are being sold by an owner who did SROs they are usually in rough shape.

If the house is in decent shape then listing probably makes the most sense financially, assuming there is time to do so.

I quickly learned to ask my sellers to leave a few minor things for inspectors to find as it drives me crazy that most will nit-pick a house apart if it’s in great shape and they can’t find much to report.

If someone gets bent out of shape because of the way someone responded on a public forum, they have not yet developed the needed “thickness” of skin.  

I think some of this comes from our upbringing and what we’re taught or not taught and how what we saw shaped us in some way.Some of us have further to travel toward a position of financial freedom, but it is not impossible.

For example, making an owner aware that they will likely need to replace the hot water tank or the roof within the next 12 months if they're in visibly bad shape.

Samantha Reeves,Thank you for your reply I went through the Handbook , and although it's quite detailed , it seems to me that as Long as the Roof is in Good shape, there is no Peeling Paint on the Exterior of the house, and that the HVAC system is in working order , as well as there are no Safety hazards regarding  the property/house.What I'm not sure on though , is what if there's Some rotten wood on the exterior and or you want ( Need ) another $5,000 to upgrade the house .....new cabinets, faucets, flooring, re-paint the inside ?

Make it about the property and say you want to make sure it stays in great shape for them.If you have a good handyman, good plumber and electrician in your phone you'll be good to go!
