@Alexandria Sorrell  Most of the online information (Jerry Norton, Max Maxwell, Clever Investor, Wholesale Inc.) is an ultimate effort to sell you on their software or program; be wary of this and they still have valuable content and information.  

If you start with a simple, proven method (like The Millionaire Real Estate Investor presents) you'll learn along the way, tear down mental strongholds, and you'll be able to iterate and get more "advanced" and clever along the way.TLDR:  there's never a "right" time, only THE time. 

It's not a DIY or a Realtor thing, typical it's just owner and seller and a local lawyer, so the seller does not have to pay a commission to the Broker on the sale.Since the owner has already lined up a broker and listed it, there might be a commission owed on the sale though.You're a clever lady for proposing a deal like this for you and your family.And it might not be the first time that property was sold like this.
