.- In the yard grass is your friend and flower beds are your enemy ( unless you enjoy digging cigarette butts out of bushes) Or paying someone to clean them up for you. - Make sure no trees over hang or come close to touching your rough.

At the park near our house, we moved a big trash can right where all the kids dump their beer bottles, fast food wrappers, cigarette butts, etc., and it didn't help one bit.

I hear the screaming kids in the background... the dog barking... the smoker's voice... and attitude.  

A lack of character and judgement is what led to the bills not being paid; what leads to buying beer and cigarettes before paying the rent; treating animals like they are disposable toys; etc.

However, if you have a truly excellent single older adult, non-smoker, no pets, coming with little to no furniture, and he will be the only occupant, giving you a honking big damage deposit, plus he doesn't mind that you're gonna have it on the market while he's there, with showings, you might consider it. 

March 10th 4:00AM: We enter our Guesthouse to a strong odor of weed and cigarette smoke.

The Commercial tenant that is complaining or the weed smoker?

It’s like the battle between cigarettes and E-Cigarettes, the news just destroyed one company due to their exposure and great marketing, but the rest are just cowering behind the “Big guy”.

Their were cigarette burn to the wood floors, where she was using several coffee cans as ash trays, but, had filled them to the point overflow, not only creating  peaks above the top of the cans, but also piles fully surrounding the cans.There couldn't possibly be more?????

In any case, I found the following after she moved out:- Smoke/animal smell throughout the unit (she was a smoker and smoking in the unit was strictly prohibited and dog was allowed per the lease)- Carpet with cigarette burns and soaking wet at the time of removal (no telling how long its been like this)- Rear window has a broken pane (still functional as it is a double pane, but needs to be replaced regardless)- Holes in drywall- Replaced bedroom doorknob with deadbolt (because her middle school son was stealing cigarettes lol)- Backyard full of metal/wood fragments and general rubbish including shoes, a knife, batteries, fishing reels etc.
